Features of a property in Inmovilla: complete guide to accurately and professionally filling out the form

The Features section is one of the most crucial elements within a property form in Inmovilla. This section gathers a wide variety of technical and descriptive information that defines the property and is essential both for the agency's internal management and for its correct publication on the main real estate portals.

From this tab, it is possible to manage numerous fields, ranging from the energy certificate to the associated documentation, including details about surfaces, room distribution, garage, qualities, and services. The more thorough and detailed the entered information, the higher the quality of the form and the smoother the publication process, avoiding alerts and pending fields.

Access and navigation in the Features section

To start filling out this section, first create a new property by clicking the Create new button located at the top right corner of the main screen, then selecting Properties. If the property is already registered, access the Properties section and select the corresponding reference to edit it.

Once inside the property form, use the top tabs to navigate to Features. This space groups all the technical and descriptive data of the property, starting with the energy certificate and ending with the area dedicated to document management.

Energy certificate: an essential and priority requirement

The energy certificate deserves special attention within the form, as its inclusion is increasingly common and, in many cases, mandatory for property publication, especially those intended for sale.

In situations where the property is exempt from this certificate, such as land or other specific cases, it is essential to explicitly mark the exempt condition. Otherwise, if this field is left empty and the agency has configured this requirement as mandatory, the system will issue an alert that will prevent publication until it is resolved.

Advanced configuration of the energy certificate requirement

Inmovilla offers a specific setting to control the publication of properties without an energy certificate, a function that requires user permissions and is located in the lower left sidebar, within Settings, following the path Settings > Options.

In the publication options section, under Options > General, a filter can be activated to allow publishing only those properties that have the energy certificate properly informed.

  • Portals only: requires including the certificate to send the property to external portals.

  • Web only: requires the certificate for direct publication on the website.

  • Web and portals: applies the requirement on both channels, being the most coherent and recommended option.

  • Do not publish: this option is not practical for this control.

This configuration ensures that properties without the required energy certificate are not published, avoiding errors and penalties. In cases of exempt properties, remember to select the corresponding option to avoid unnecessary alerts.

Construction data and general condition of the property

After the energy certificate, there are fields related to the construction characteristics and the general condition of the property. These data are especially relevant for marketing properties for sale, as they provide essential information about the quality and age of the construction.

  • Year of construction: indicates the year the property was built.

  • Condition of conservation: describes the current maintenance level of the property.

  • New build or new property condition: specifies if it is a recent construction or a project in development.

  • Facade type: details the material or exterior finish of the building.

  • Views: describes the visual perspectives offered by the property.

  • Floor type: indicates the predominant material in the flooring.

  • Exterior and interior carpentry: specifies the type and quality of doors and windows.

In the case of new build developments, it is essential to carefully review the chosen publication mode. Some portals, such as Idealista, may require specific conditions for publication via gateway, so it is advisable to complete these fields precisely and consult the particular requirements of each portal.

Garage and parking: details that make a difference

The features section also allows detailed description of the parking associated with the property. It is not enough to simply indicate the existence of a garage; it is possible to specify multiple aspects that provide clarity and value to the publication.

  • Indicate whether the property has a garage or not.

  • Specify if the garage is included in the sale price.

  • Indicate if the garage is offered as an additional option.

  • Number of available parking spaces.

  • Identify the specific parking space number, if applicable.

  • Indicate the price of the garage when sold separately.

Completing this section accurately avoids confusion and clearly differentiates between an included space and an optional garage, facilitating transparent communication with potential buyers or tenants.

Surfaces: exhaustive detail of available square meters

Surfaces are one of the most essential blocks within the form. Here, usable, built, plot, and buildable square meters can be recorded, as well as breaking down the specific surfaces of the different areas of the dwelling.

Among the available fields to complete are:

  • Usable square meters.

  • Built square meters.

  • Plot surface.

  • Buildable surface.

  • Square meters of kitchen.

  • Square meters of dining room.

  • Square meters of living room.

  • Any other specific surface you wish to reflect.

These data are highly valued by real estate portals. Also, if a portal requires the inclusion of a specific surface, Inmovilla can issue an alert when selecting that portal, reminding to complete pending fields before proceeding with publication.

Rooms, bedrooms, bathrooms, and toilets: reflecting the real distribution of the property

The number of rooms and bathrooms is one of the most visible and consulted data in any real estate listing. Within the Features section, it is possible to detail the number of bedrooms, bathrooms, and toilets, including the distinction between double and single bedrooms.

Although not all portals differentiate between double and single bedrooms, some do require it. Therefore, it is recommended to complete both categories whenever precise information about the property's distribution is available.

How to add a custom room to reflect unique spaces

If a specific room is missing from the predefined list, it is possible to use the room editor to create it manually. This functionality is especially useful to describe unique areas that add value to the property.

For example, to add a gallery, follow these steps:

  1. Enter the name of the room, for example “Gallery”.
  2. Record the corresponding square meters.
  3. Indicate if it is an exterior room.
  4. Include, if applicable, the year of the last renovation.
  5. Select the type of flooring and associated carpentry.
  6. Complete the relevant qualities for that room.
  7. Save the changes to incorporate the room into the property form.

Once saved, the new room is linked to the property and will be displayed alongside the other features, allowing the form to more faithfully reflect the reality and uniqueness of the space.

Overall qualities and services: elements that enhance commercial value

At the bottom of the section are the overall qualities and services sections. By default, only the options already assigned to the property are shown, but it is possible to add any other element that adds value or relevant detail.

If a quality or service does not appear, it simply means it has not yet been indicated. From this area, new features can be easily added.

Some notable examples include:

  • Air conditioning through split system.
  • Nearby services, such as train stations or public transport.
  • Other amenities and equipment that contribute to improving the comfort and appeal of the property.

It is possible to be as detailed as desired, adding a wide range of qualities, services, and rooms. Although it is not always necessary to complete all fields, it is recommended to include those aspects that truly differentiate the property and faithfully describe its competitive advantages.

Mandatory fields and specific alerts from real estate portals

There are fields that gain special relevance depending on the real estate portal selected for publication. For example, Idealista may require certain essential data to accept a listing.

When selecting a portal that requires additional information, Inmovilla will show a warning detailing which fields are missing. This functionality facilitates prior correction and avoids errors in the publication process.

As a reference, it is advisable to especially review the following points before publishing:

  • Energy certificate or exempt condition.
  • Usable and built square meters.
  • Number of bedrooms.
  • Bathrooms and toilets.
  • Condition of conservation and year of construction.
  • Data related to garage, if the property has one.
  • Qualities and services that add commercial and differential value.

The importance of a complete form for a successful publication

The Features section is much more than a simple set of fields: it is the fundamental basis to build a solid, accurate property form prepared for publication both on the web and on real estate portals.

If prioritising, data related to the energy certificate, surfaces, number of bedrooms, and bathrooms are essential and should not be left pending. From there, the incorporation of custom rooms, qualities, and services allows refining the presentation and accurately reflecting all the particularities and advantages of the property.
