Client Demand Area

Inmovilla Client Area: efficient management of interest in each demand

The Inmovilla Client Area is a private and personalized space designed for buyers, which orderly centralizes all the properties sent by the real estate agency. From this exclusive panel, each client can easily access their real estate matches, explore detailed property sheets, save favourites, request visits, make offers, and review or update their search preferences.

This tool optimizes communication between the agency and each demand, allowing the real estate agency to receive clear and precise signals about the properties that truly spark interest, thus improving the efficiency of the commercial process.

What is the Client Area and what is its purpose?

The Client Area acts as a personal space linked to a specific real estate demand. It gathers all the properties shared with the buyer, facilitating the classification and tracking of their responses to each proposal received.

Access to this panel is generated automatically when creating a demand and is sent along with each property match. This way, the client has a unique and permanent link to consult at any time the properties they have received.

Its purpose is twofold:

  • For the client: to provide an organized and accessible platform to review all properties that match their search criteria.

  • For the real estate agency: to obtain detailed information about which properties have been viewed, which generate interest, and what actions the buyer wishes to take, facilitating personalised and effective follow-up.

Access and sharing of the Client Area from a demand

Access to the Client Area is made from the specific demand record within Inmovilla, available in the actions area of that record.

To facilitate access for the buyer, the panel link can be shared through various channels, adapting to the communication preference of the agency and the client:

  • Email: ideal for sending the link accompanied by detailed explanations or new property matches.

  • WhatsApp: perfect for quick and immediate communications with the client.

  • Copied link (URL): allows pasting the link in any other contact channel used by the agency, ensuring flexibility.

It is always recommended to use the specific link associated with each demand to ensure that the buyer exclusively views the properties and conditions linked to their personalised search.

Client Area panel with categories of received properties and interest actions

The panel organises the properties sent according to the level of interest shown by the buyer, facilitating clear and structured tracking.

Information available to the buyer

Upon accessing their private area, the buyer will find a complete summary of their contact details, including a representative image of the demand when available.

The panel can display the following relevant information:

  • Contact details: email, landline, and mobile phone registered in the demand.

  • Received properties: list of properties sent as matches for that specific demand.

  • Property status: intuitive classification differentiating between properties pending review and those that already generate a decision or concrete action.

  • Search conditions: details about the type of property and features requested by the buyer.

Organisation of the properties sent

Real estate matches are presented categorised to facilitate the buyer’s consultation and tracking of each property, avoiding proposals getting lost among messages or scattered conversations.

Received properties

This section lists all the properties the agency has shared with the client. Each record allows clear identification of the property and access to detailed information to make informed decisions.

I want to visit

This category groups properties for which the buyer has expressed interest in making an in-person visit. It is a priority signal for the real estate agency, which can focus its commercial efforts on these higher-potential options.

Visited

The panel records properties already visited, providing a history that avoids duplicates and offers context for future recommendations.

Favourites

Properties marked as favourites are grouped in this section, allowing the buyer to create a shortlist to compare, reassess, or evaluate before advancing in the process.

Discarded

Discarded properties are kept separate, allowing the history of proposals to be preserved without losing clarity about options that do not fit the client’s preferences.

Actions available to the client from a property record

When consulting a property record, the buyer can use various actions to communicate their interest, making the Client Area an interactive and efficient channel between the demand and the real estate agency.

  • View the property record: access all detailed and updated information about the property.

  • Save to favourites: mark preferred properties to facilitate their tracking and comparison.

  • Request a visit: express interest in seeing the property in person, speeding up coordination with the agency.

  • Propose a price: send an economic offer directly to the real estate agency to start negotiations.

Each time the buyer requests a visit or makes a price proposal, the real estate agency receives an immediate notification in their Inmovilla email, allowing quick and effective management by the commercial team.

Property record with location map and energy certificate

Each property record concentrates key information, such as location on a map, main features, and energy certificate, so the buyer can properly evaluate before requesting a visit.

Consultation and updating of search preferences

Besides showing the properties sent, the Client Area allows the buyer to review the characteristics that define their demand, including the type of property and specific requirements selected.

Among the visible conditions, preferences such as the following may be found:

  • Desired property type.

  • Minimum number of bathrooms.

  • Presence of a swimming pool.

  • Availability of a balcony.

  • Other specific features included in the demand.

If the buyer wishes to modify any of these preferences, the request is not applied directly in the record. Instead, an email is automatically sent to the real estate agency, which can review and adjust the search in a personalised manner from their management system.

Mortgage simulator and purchase capacity calculation

The panel incorporates advanced calculation tools to support the buyer’s decision-making. Among them, a mortgage simulator and a financial capacity calculator allow estimating the maximum amount accessible according to the personal economic situation.

These functionalities are a useful complement to assess the economic viability of a property, although they do not replace the formal evaluation of financial conditions offered by banking entities.

Optimising demand tracking through the Client Area

For the real estate agency, the Client Area represents a strategic tool that turns each real estate match into an orderly and documented interaction. While the buyer reviews proposals at their own pace, the agency obtains valuable information to prioritise and personalise contact.

A recommended methodology to integrate this functionality into the commercial process includes:

  • Create a demand with clear and precise criteria: define property type and essential features to guarantee relevance in matches.

  • Share access to the Client Area: send the personalised link via email, WhatsApp, or any other preferred channel.

  • Regularly update matches: keep the selection of properties aligned with the demand and the buyer’s current preferences.

  • Analyse received responses: promptly attend to visit requests and economic proposals received in the Inmovilla email.

  • Adapt the demand according to changes in needs: update the record after receiving modification requests to refine the search.

A centralized and efficient management of the properties sent

The Inmovilla Client Area centralizes in a single place all the real estate matches sent to each buyer, along with their favourite properties, discarded properties, and expressed interest actions. This centralisation not only facilitates consultation and tracking for the client but also provides the real estate agency with clear and detailed control over the progress of each demand.

By using this link as the exclusive reference for all shared properties, the agency can quickly identify priority options, efficiently coordinate visits, and adjust the selection of properties according to the buyer’s real and current preferences.
